How much does pressure washing cost in Eugene?

Most residential jobs land between $150 and $600. A single small job such as a sidewalk can start near $100, and a large or heavily mossed roof can reach $1,500. Size, surface type, access, and the amount of buildup all affect the price, which is why every job is quoted individually and free of charge.

Is it safe to pressure wash a roof?

Not with high pressure. Blasting asphalt shingles can strip away protective granules and shorten the roof's service life, and most shingle manufacturers treat that as owner damage. Roofs should be soft washed using low pressure and a cleaning solution that treats moss, algae, and lichen without damaging the shingles. That is the method we use on roofs.

What does roof cleaning cost?

Roof soft washing typically runs $300 to $1,500, depending on the roof's size, slope, accessibility, material, and how much moss or lichen has taken hold. Most roof cleaning projects take approximately two to five hours.

What surfaces should not be pressure washed?

Asphalt shingles, windows, painted wood, old brick with soft mortar, light fixtures, electrical panels, and delicate landscaping should not be blasted with high pressure. These surfaces may require soft washing, hand cleaning, protection, or help from a specialist.

How do I know my roof needs cleaning?

Look for black streaks, green moss, lichen patches, uneven roof color, or moss debris collecting in the gutters. Treating organic growth early is generally easier and less expensive than waiting until it has spread across the roof.

How often should I have my home's exterior cleaned?

In Eugene's damp climate, cleaning every one to two years keeps most homes ahead of moss, algae, mildew, and surface staining. Shaded homes, north-facing surfaces, and properties surrounded by large trees may need cleaning more frequently.

Will the cleaning solution harm my plants or pets?

We soak the surrounding beds with plain water before any solution is applied, tarp anything delicate, and rinse everything down again afterward. Pre-wet soil dilutes runoff rather than absorbing it. Keep pets indoors while we are working and until treated surfaces have dried, which is usually an hour or two. If you have something particularly sensitive — a koi pond, a vegetable bed mid-season, a prize rhododendron — point it out at the walkaround and we will plan the runoff around it.

Do I need to be home during the cleaning?

No. As long as we can reach the areas being cleaned and there is an outdoor water spigot available, most customers are out while we work. Gates that need unlocking are the usual exception, so let us know in advance. We do ask that you walk the finished work with us if you can, because the final walkthrough is when anything gets put right. If you cannot be there, we send photos instead and hold the job open until you have seen them.
